What Shea Sells Boutique
The home is located on the best stretch of Kenilworth Avenue which is a quiet, centrally located street in the heart of The Beach. It also boasted a highly coveted beach-like exterior, was detached, with 4+1 bedrooms, 3 bathrooms, a main floor family room, private parking and a driveway!
Despite all the positives, the home was a little tired — the homeowners ran both of their businesses out of it — so the house could not be put on the market with its current furniture and set up.

Our philosophy has always been to get as many buyers through the front door as possible. If buyers dismiss the home by the photos they see online, they will never experience the space and definitely never form an emotional attachment to it. For us not to suggest improvements or a thoughtful staging plan would have been a huge disservice to these clients and their home.
The house itself didn’t need any major improvements, just a fresh coat of paint throughout, including the kitchen and bathroom cabinets.
Once the painting was complete, our styling team replaced a few key light fixtures and staged the property to appeal to a large demographic, but keeping in mind that a young family might be looking for a home just like this. We used contemporary furniture and accessories to create multiple different living areas on the main floor — including a dining room, eat-in kitchen, living room, and family room. The rest of the house showcased three childrens rooms, a third floor primary ensuite, an office, and rec room in the basement.
What Happened
When it was time to list, the market in Toronto was beginning to show signs of softening. At a number of other listings in the area, showings were down considerably, including one home just down the street, but at 235 Kenilworth Avenue, 44 showings were booked within 3 days.
The Result
The property sold for 106% of the asking price after just 3 days on the market.
